Find a listing you like on our available rentals page. Then schedule a showing, since you'll want to see it in person before applying.
Apply online through our tenant portal. The application takes about 10-15 minutes and requires a $50 non-refundable application fee per adult applicant.
We run a background check, credit check, income verification, and rental history check on all adult applicants. This typically takes 1-2 business days.
If approved, we'll send you the lease for electronic signature. You'll also pay your security deposit and first month's rent to secure the property.
On your move-in date, we'll do a walkthrough inspection together, document the property's condition, and hand over the keys. Welcome home!
Our screening process is thorough but fair. Here are the general criteria we apply to all applicants.
Gross monthly income of 3x the monthly rent. We accept employment income, self-employment, Social Security, and other documented income.
We look at your overall credit picture, not just your score. We consider recent late payments, outstanding collections, and overall history.
No evictions in the last 5 years. Positive references from prior landlords are a plus.
We evaluate each application individually. Certain convictions related to violent crimes or property damage may disqualify an application.
We comply with all Fair Housing laws and evaluate all applicants equally.
